Winter Park: Refined, Walkable, and Rooted in History

Winter Park is one of Central Florida's most storied communities. Park Avenue offers boutique shopping, acclaimed restaurants, and the kind of walkable street life you rarely find in Florida.

Homes here range from charming bungalows near the lakes to grand estates on Genius Drive. The school system is strong, the tree canopy is beautiful, and there's a cultural richness — the Rollins campus, the Morse Museum, the Farmers Market — that makes it genuinely special.

Who it's for: Buyers who want character, walkability, and don't mind paying a premium for it.

College Park: Community-Driven and Authentically Orlando

College Park is where Orlando families who want a close-knit neighborhood without Winter Park prices often land. Edgewater Drive is lined with local shops and restaurants. Front porches are actually used. Neighbors actually know each other.

The homes are mostly bungalows, cottages, and mid-century ranches — full of character if you appreciate older construction, a little demanding if you're looking for turnkey.

Who it's for: Buyers who want community feel, local character, and slightly more approachable price points.

The Bottom Line

Both are wonderful. The right one depends on what matters most to your daily life. I've helped clients find their perfect fit in both — happy to help you think through yours.
