Typical property management fees in Orlando range from 8 to 12 percent of monthly rent, but the real cost depends on what is included and what extra fees appear later. Here is how to read a management proposal accurately.
Monthly management fee: usually 8 to 12 percent of collected rent. It covers rent collection, tenant communication, maintenance coordination, and accounting.
Leasing or tenant placement fee: commonly 50 to 100 percent of one month's rent for finding and placing a tenant. Some companies charge this instead of a management fee for the first year.
Renewal fee: some companies charge a smaller fee when a lease is renewed. Ask.
Setup or onboarding fee: occasionally charged to inspect and onboard a new property.
None of these are inherently unreasonable, but they change the real cost of the service. A 8 percent fee with heavy markups can cost more than a 10 percent fee with none.
Ask for a full fee schedule in writing, ask who holds the security deposit and how it is handled under Florida law, ask how maintenance markups work, and ask for their average days-to-lease and renewal rate. The cheapest fee is rarely the lowest total cost.
Is the fee charged on collected rent only? At good companies, yes. You should not pay a percentage of rent that was never collected.
Who pays for repairs? You do, from your property's income. The manager should have a spending threshold that requires your approval above a set amount.
Are there fees if the property is vacant? Sometimes a reduced or waived management fee applies. Confirm it.
Can I manage it myself and save the fee? You can, and the honest trade-off is time, compliance risk, and vacancy. Most owners find the fee pays for itself in fewer vacancies.
If you want a clear, itemized comparison of what management would cost on your specific property, I am happy to walk you through it.
