Orlando Housing Market Report: What Buyers & Sellers Need to Know in 2025

The Big Picture

Central Florida's housing market has proven remarkably resilient. Despite national headlines about cooling demand, the Orlando metro area continues to attract buyers from across the country — and for good reason.

Population growth, a diversified economy anchored by tourism, healthcare, tech, and defense, and a quality of life that's genuinely hard to match at this price point all keep demand strong.

What's Happening with Inventory

After years of historically low inventory, we're finally seeing more homes come to market in 2025. This is good news for buyers who felt shut out during the frenzied 2021–2023 period. More choices, fewer bidding wars.

For sellers, this means presentation and pricing matter more than they did two years ago. Homes that are well-maintained and priced correctly are still moving quickly. Overpriced listings are sitting.

Interest Rates: What to Expect

Rates have moderated from their 2023 peaks. While they're not back to the historic lows of 2020–2021 (and likely won't be), the adjustment in buyer psychology has been significant. Many buyers who "waited for rates to drop" are now actively searching.

What This Means for You

If you're buying: You have more negotiating power than you would have in 2022. Don't rush, but don't wait for a perfect market that may never come.

If you're selling: Price it right from day one. A well-priced home in a good condition in a desirable neighborhood is still a strong sell.
