New construction in Orlando offers modern features, builder incentives, and a warranty, but resale homes often mean better locations, mature trees, and more negotiating room. Neither is automatically better. The right choice comes down to what you value and where you are willing to compromise.
Ask yourself three questions: Do I need to move within 60 days, or can I wait six months? Do I care more about location or about everything being new? And how much of my budget do I want tied up in upgrades?
Which is cheaper? Up front, resale usually is. Over ten years, the difference narrows as new homes need fewer repairs.
Do builders negotiate? On inventory homes, often yes. On to-be-built homes, incentives usually come as credits rather than price cuts.
Should I use the builder's lender? Sometimes it unlocks the best incentive. Compare it against your own lender's offer rather than assuming.
Can I get an inspection on a new build? Yes, and you should. Hire your own inspector for the pre-drywall and final walkthrough stages.
If you are weighing a new build against a resale in a specific neighborhood, I can run the real numbers side by side.
