Selling a house in Florida typically costs between 8 and 10 percent of the sale price once you add up agent commissions, closing costs, prorated taxes, and preparation expenses. Here is the full breakdown so you can estimate your net proceeds before you list.
Agent commissions are the largest single line item, and they are negotiable. They cover listing, marketing, negotiation, and coordination through closing.
Title and closing costs. Florida sellers typically pay for the owner's title policy, doc stamps on the deed, and settlement fees. Combined, these commonly land around 1.5 to 2.5 percent of the sale price.
Prorated property taxes. You owe taxes for the days you owned the home during the year. This is settled at closing.
Prorated HOA dues and estoppel fees. If the home is in an association, expect an estoppel letter fee and a credit for dues.
Preparation and repairs. Deep cleaning, painting, landscaping, and any inspection-driven repairs.
Concessions. You may agree to cover some of the buyer's closing costs. In a balanced market this is common and often worth it to close a deal.
Moving costs. Local moves typically run a few hundred to a few thousand dollars depending on distance and volume.
On a $400,000 sale:
Your net before mortgage payoff would be roughly $358,000. Actual figures vary with your commission agreement, your county's tax rate, and what you negotiate.
Do I pay capital gains tax? Many primary-residence sellers exclude up to $250,000 of gain, or $500,000 for couples, if they meet the ownership and use tests. Confirm with your tax professional.
Can I avoid paying some fees? Some are negotiable, some are not. Title selection and commission terms are the big ones.
When do I get my money? At closing, wired or by check once the deed records.
Do I need to pay anything up front? Usually no. Most costs come out of the proceeds at closing.
If you want a real net proceeds estimate for your home, I will prepare one based on your street, your payoff, and current market conditions.
