This is the single most important step. In a competitive market, sellers won't take you seriously without a pre-approval letter. More importantly, it tells you what you can actually afford — not just what you think you can afford.
Spend 30 minutes with a lender before you spend hours on Zillow.
You can renovate a kitchen. You can't move the house. Think carefully about commute, school districts, walkability, flood zones, and what the surrounding neighborhood feels like at different times of day.
In Central Florida, two miles can mean a completely different lifestyle.
Closing costs typically run 2–3% of the loan amount. Add inspection fees, moving costs, immediate repairs or upgrades, and the furniture you'll inevitably want — your total out-of-pocket will be higher than the down payment alone.
In a hot market, some buyers waive inspections to compete. I advise against it. Florida homes come with specific considerations — roof age, AC condition, potential for mold, plumbing — that an inspection will surface.
Online listings don't tell you which streets flood, which neighborhoods are improving, or what a fair offer looks like block by block. Local knowledge is genuinely irreplaceable in real estate.
